We review your nightly rates, minimum stays and discounts every day against Pittsburgh demand. You keep hosting; we handle the numbers.
Most hosts set their rates when they list, maybe copied from a neighbor, and leave them. The rate that was right in June is wrong by October. A big game weekend books at the same price as a wet Tuesday in February, and a two-night gap sits empty because the minimum stay is three.
Pricing isn't a setting. It's a decision that changes every day, for every listing, and most hosts don't have time to make it.
Every rate checked every day against bookings, pickup and the listings you compete with, and moved above a floor you set.
A pricing model we built and keep testing against past results, connected to Airbnb through popular property management platforms.
Rates raised ahead of the games, concerts, graduations and conventions that fill a city, and eased back when demand drops.
Minimum stays that flex by season and weekday, so short gaps between bookings can still sell.
Weekly and monthly discounts set for traveling nurses and corporate stays, without undercutting your short-stay rates.
Occupancy, average nightly rate and revenue per available night against your competitors, plus every change we made.

Rates are reviewed every day. Each month you get a report on what changed and what we'll try next.
Most hosts are offered one of two things: pricing software that runs on default rules and leaves the judgment to you, or a management company that folds pricing into a fee on every booking along with services you may not want.
We can price it as a service on its own. You pay a flat monthly fee per listing booking revenue, quoted after the free review. Our pricing tools are included.
If your rates are already where they should be, the review will say so.
It's free, and better than never changing your rates. But we have found that prices low, it reacts late to local events, and it can't weigh your listing against other specific homes you compete with. We set rates for your listing every day, above a floor you choose.
Software moves your rate by the rules it's given, and most hosts leave those rules on default. We run our own pricing model, test it against past results, and check its decisions by hand every day.
We review them daily. Some days nothing moves; around a game, a concert or a slow week, rates can change several times as bookings come in.
Not necessarily. The goal is revenue, not a full calendar, and filling every night at a discount often earns less than fewer nights at the right rate. You set a minimum nightly rate, and we don't go below it without asking.
No. You add us as a co-host and you can remove us at any time.
Only if you also want guest messages and turnovers handled as well, or want to be completely hands-off. Airbnb Co-Hosting includes pricing, so you wouldn't need both. If pricing is the only thing you want off your plate, this is the right fit.
A free review of your pricing, photos, and copy. No pitch unless you ask for one.
